Job Summary

Foxborough Regional Charter School (FRCS) is seeking a hands-on, highly organized Facilities Manager to lead daily facilities operations across a three-building, 50-acre campus totaling more than 100,000 square feet and serving approximately 1,500 students and 230 staff. This role supervises and works alongside a five-person facilities team (including the manager) to ensure our buildings and grounds are safe, clean, welcoming, and fully operational every day.

FRCS uses an external evening cleaning contractor. Snow and ice operations are handled in-house, which means this position requires flexibility for early mornings, evenings, weekends, and weather-related response.

 

Core Responsibilities

 

Team Leadership and Daily Operations

  • Lead and support the facilities team across all buildings by setting daily priorities, assigning work orders, and ensuring strong follow-through.
  • Work directly alongside the team as needed to complete repairs, setups, and urgent response tasks.
  • Maintain strong customer service and clear communication with school leaders and staff.
  • Provide coverage planning for absences and seasonal workload spikes.

Work Order and Ticketing System Management

  • Manage and monitor a facilities ticketing or work order system to track requests, prioritize work, communicate updates, and document completion.
  • Identify recurring issues and trends and recommend improvements, repairs, or preventive actions.

Building and Grounds Maintenance

  • Oversee and perform day-to-day maintenance and repairs across classrooms, offices, restrooms, cafeterias, gyms, mechanical spaces, and exterior areas.
  • Support campus presentation and readiness, including entrances, sidewalks, parking areas, and outdoor common spaces.
  • Coordinate room setups and breakdowns for school events, athletics, and community use.

Snow and Ice Operations

  • Lead in-house snow and ice removal operations, including planning, equipment readiness, staffing coverage, treatment schedules, and early morning campus checks.
  • Prioritize safe, accessible routes, including key entrances and primary pathways.
  • Respond as needed during evenings, weekends, and storms to maintain safe conditions.

HVAC and Building Systems Support

  • Maintain a working knowledge of typical K-12 building systems at this scale, including rooftop units (RTUs), unit ventilators, exhaust and make-up air systems, hydronic heating components, controls, and related mechanical equipment.
  • Coordinate scheduled service, troubleshooting, and vendor support for HVAC, plumbing, electrical, and fire life safety systems.
  • Assist with seasonal changeovers and day-to-day monitoring of comfort complaints, airflow issues, and equipment performance.

Vendor and Contract Oversight

  • Coordinate, monitor, and hold vendors accountable to scope, quality, safety, and schedule. Typical vendors may include evening cleaning, pest control, alarm and fire systems, elevator service, specialized trades, and project contractors.
  • Serve as the point of contact for on-site vendor access and daily coordination.
  • Support quote gathering and documentation to assist the Director of Operations with procurement decisions.

Preventive Maintenance and Inspections

  • Build and maintain a preventive maintenance program to reduce emergencies and extend the life of major assets.
  • Conduct regular building walkthroughs and inspections, document deficiencies, and track corrective actions through completion.
  • Maintain maintenance records, service logs, warranty information, and key documentation.

Safety, Compliance, and Emergency Response

  • Ensure safe work practices for internal staff and vendors, especially in occupied school environments.
  • Support building readiness for inspections and safety-related facility requirements.
  • Respond to facility emergencies during and outside normal working hours as needed.

Budgeting and Financial Planning

  • Assist the Director of Operations with developing and managing the facilities budget, including supplies, contracted services, repairs, and equipment.
  • Track spending throughout the year, review invoices for accuracy, and help ensure costs align with approved budgets and contract scopes.
  • Develop cost estimates for repairs and improvement projects, compare quotes, and provide clear recommendations based on value, urgency, and long-term impact.
  • Maintain an inventory plan for key supplies and materials, balancing readiness with cost control.
  • Identify recurring maintenance issues and propose preventive strategies that reduce emergency spending and extend the life of building assets.

Hands-On Expectations

 

This is not a desk-only position. The Facilities Manager is expected to lead from the front and be comfortable jumping into repairs, troubleshooting, setup work, and campus response when needed. Prior experience in the trades is strongly valued. This could include candidates with backgrounds in contracting, carpentry, electrical work, plumbing, HVAC, or similar hands-on building maintenance.

 

Required Qualifications

  • 5 or more years of relevant experience in facilities, building maintenance, or institutional operations, with at least 2 years in a lead or supervisory role.
  • Demonstrated ability to supervise a small team, prioritize competing demands, and maintain a strong service mindset.
  • Hands-on experience with building maintenance and repairs.
  • Comfort using a ticketing or work order system to manage and document work.
  • Demonstrated ability to support facilities budgeting, including forecasting, tracking expenditures, and communicating budget status clearly.
  • Strong communication skills and ability to work effectively with staff, students, and vendors.

Preferred Qualifications

  • Experience in a K to 12 school, charter school, or campus environment.
  • Trade background or certifications (highly valued, not required).
  • Working knowledge of commercial HVAC systems such as RTUs, controls, and common components used in large school buildings.
  • OSHA 10 or OSHA 30, or a willingness to obtain.

Schedule and Physical Requirements

  • Full-time, year-round position.
  • Early mornings are common to support building readiness and weather response.
  • Evening and weekend work may be required, particularly during snow and ice events or when urgent facility needs arise.
  • Must be able to lift, carry, climb ladders, and work indoors and outdoors in varied conditions.
